🏡 NEW BRUNSWICK REAL ESTATE MARKET UPDATE | JULY 2026
N.B.’s housing market is returning to more “normal” pre-pandemic conditions — and that’s important news for both buyers and sellers.
According to the latest market data, July sales were 8.7% lower than the same month last year, while year-to-date sales are down 6.1%. New listings also decreased by 4.3% year-over-year.

• Saint John: $385,104
• Moncton: $383,611
• Fredericton: $372,263
• Northern & Valley regions: $239,511
• New Brunswick: $354,688
What does this mean?
👉 Buyers: More inventory and greater selection can mean more opportunity to take your time, compare properties and negotiate.
👉 Sellers: Pricing your home strategically and understanding your local market has never been more important. Buyers are becoming more selective, and preparation matters.
🏠 While sales activity has slowed, prices have remained relatively resilient. The market is becoming more balanced, with inventory reaching its highest level since fall 2019.
Looking ahead, CMHC expects housing activity to remain softer through the remainder of 2026, with affordability, borrowing costs, population growth and economic uncertainty continuing to influence demand.
The takeaway?
This isn’t the market of 2020–2022 — and that’s not necessarily a bad thing.
It’s a market where knowledge, strategy and local expertise matter.
