No one is more relieved than we are to be completed with this duplex conversion... mainly due to our contractor.
We have been a little quiet over on our end just because, well, life happened!
We have busy lives with two young children and are still feeling the effects of the pandemic with illness after illness in our household now that masks are off.
We expected our duplex conversion to go way smoother than it did and unfortunately a 2.5 month project took 8 months for full completion.
I know... sounds ridiculous - even during covid delays!
So... some tips from our experience:
1. If there are any red flags - even ones that seem insignificant... don't continue with that contractor.
2. If your contractor is unable to provide a weekly timeline with what work is scheduled to be completed...don't continue with that contractor.
3. If you find out that there is one main subcontractor hired for your job instead of a team...don't continue with that contractor.
4. If you are unhappy with the work or management of the contractor after work has already begun...don't continue with that contractor. Fire them. Even if this means waiting for a new and efficient contractor to become available.
5. Visit your property at least once a week during the renos.
6. Have a detailed contract with each section itemized with prices.
Contracts should have every little detail you can think of down to who provides the kitchen faucet, exactly what products/quality of products are being provided (especially if 'builder grade').
7. Always refer back to the contract about any and all 'issues'.
Don't worry if you have to call them out on various work or timelines.
8. Get more than 1 reference from a past client!
