Someone asked me last week whether they had missed the bottom of the condo market.

It is the question I hear most, and I do not think it is the right one.

Resale condos for sale across the GTA and Hamilton have dropped to a three-year low. Unsold new-build units hit a record in the same quarter, so the two cancel out and total inventory reads as flat. That is why the first half rarely gets reported.

Where we sit ourselves: my husband and I are helping our daughter shop for a resale condo. Months of looking, and we have not bought. I am not pretending that is a clever market call. Nobody knows where the bottom is.

What I do know: two condos at the same price can be a good home or a slow, expensive problem, and the difference is the building, not the month you bought.

If the "Toronto condo crash" headlines have made you nervous about buying, take a breath. The June numbers are a lot calmer than the noise.

I went through what the actual sources are saying this month (Bank of Canada, MPAC, the real estate board) instead of the social-media panic. The short version:

- Condo prices are down about 25% from the 2022 peak, so there is more choice and room to negotiate than buyers have had in years.
- Rates are holding steady at 2.25%.
- The one real risk, the appraisal gap at closing, mostly hits pre-construction buyers from the peak, not someone buying a resale condo to live in now.

Whether now is your moment depends on what you are buying and how long you will stay. That is the conversation I would rather have with you before you fall for a unit, not after.
