Mill Pond is one of Richmond Hill’s most established and sought after neighbourhoods, and its mix of original homes, renovated bungalows and newer custom builds makes pricing a property here especially interesting.

Many of the neighbourhood’s original homes date back decades, while others have been transformed or replaced with beautiful custom residences. For bungalow sellers, that means there can be more than one type of buyer looking at the same property.

Some buyers may see the value in the lot and future potential, while others are looking for a comfortable home they can enjoy today, especially one that has been well maintained or updated.

That’s why pricing a Mill Pond bungalow isn’t simply about looking at the most recent sale down the street. The right strategy considers the lot, condition and improvements of the home, along with comparable land value sales, renovated homes and newer construction.

It’s also about understanding who your most likely buyer is and what they will value most.

Mill Pond offers something increasingly special, an established neighbourhood with mature streets, parks, character and convenient access to the heart of Richmond Hill.

A bungalow here can represent a home, an opportunity, or even a future vision, and the right pricing strategy should recognize all three.

Thinking about selling in Mill Pond? Let’s talk about where your property fits in today’s market.

One of the things buyers love about Stouffville is how quickly the landscape changes. Just minutes from Main Street, established neighbourhoods and new home communities, you'll find working farms, forests, trails and quiet country roads.

And that contrast isn't accidental.

The Town of Whitchurch-Stouffville reports that more than 94% of its land is protected, with significant areas also falling under provincial protections such as the Oak Ridges Moraine Conservation Plan and the Greenbelt Plan.

While Stouffville continues to grow, much of that growth is concentrated within designated settlement areas. This helps preserve the rural and natural character surrounding the community, something increasingly difficult to find this close to Toronto.

For buyers considering homes near the edge of town, it's still important to research the land around a property. Protected countryside doesn't necessarily mean the field or view directly behind a home can never change, so understanding zoning, land use designations and future development plans matters.

For many buyers, that's the beauty of Stouffville, a growing community with modern amenities and GO Transit, surrounded by countryside just minutes away.

Thinking about buying or selling in Stouffville? The 3 Sisters Group can help you understand not only the home, but the neighbourhood and what's planned around it.

King City buyers scanning for new subdivisions the way they might in Markham or Vaughan quickly discover that King Township follows a very different growth pattern, and that's largely by design.

Outside the urban areas of King City, Nobleton and Schomberg, much of King Township is governed by the Countryside Zoning By-law, adopted in 2022. Together with King's Official Plan and applicable provincial planning policies, it establishes a framework designed to manage development while protecting the Township's agricultural lands, rural character and natural heritage.

Most of King's planned residential growth is directed toward its three main villages, King City, Nobleton and Schomberg, rather than continuous subdivision development spreading throughout the countryside.

For buyers, that's an important distinction.

The rural properties, larger lots and estate style homes that characterize much of King exist within a planning environment where large scale residential expansion is considerably more constrained than in many surrounding urban communities. That limited supply is one of several factors that can contribute to the long-term desirability of rural and estate properties in King Township.

If you're looking specifically for new home communities, the village areas of King City, Nobleton and Schomberg are generally where you'll find the greatest opportunities. If you're looking beyond the villages, you're entering a very different market, one shaped by agricultural, environmental and rural land use policies designed to preserve King's distinctive countryside.

And that difference is a big part of what makes King Township unique.

For many Aurora move-up families, the biggest question isn't where to move next, it's how to coordinate buying and selling at the same time.

What happens if you find the perfect home before yours has sold?

There are several options that may be available depending on your finances and the market.

You might make your purchase conditional on selling your current home. If your home has already sold but the closing dates don't line up, bridge financing may help cover the short-term gap between the two closings.

In some situations, buyers and sellers may also negotiate different closing or occupancy arrangements, with the appropriate legal advice.

There's no single answer that's right for every family.

That's why we like to have the buy-first-or-sell-first conversation before we start looking at homes. We'll look at your current property, your financing, the market and your comfort level and build the plan from there.

Because moving up should be exciting, not a juggling act.

Let's get the strategy in place first. Then we can go find your next home.

There's a new tax benefit worth knowing about.

Eligible first-time buyers purchasing a new or substantially renovated home may now qualify for the federal First-Time Home Buyers' GST/HST Rebate, worth up to $50,000 on the federal portion of HST.

Ontario has also introduced relief on the provincial portion of HST for eligible first-time buyers of qualifying new homes, potentially worth up to $80,000.

These programs are separate from the FHSA and Ontario's first-time homebuyer land transfer tax refund.

Eligibility depends on several factors, including the purchase price, when the agreement was signed and whether you meet the first-time buyer requirements.

So if you're comparing a new build with a resale home in Vaughan, don't compare the sticker prices alone.

Find out which rebates you qualify for, they could make a meaningful difference to your numbers.

Considering an investment condo near Vaughan Metropolitan Centre?

Subway access, amenities and newer buildings can all add appeal for prospective tenants, but an investment property still needs to make sense financially.

Before booking a showing, start with realistic market rent based on comparable leased units, then look at the property's expenses: mortgage payments, property taxes, condo fees, insurance and an allowance for potential vacancy, maintenance and other costs.

Then look beyond cash flow.

Cap rate helps evaluate the property's return before financing, while cash-on-cash return looks at the return on the cash you've invested after considering financing.

A great location may support rental demand and potentially command a premium — but the numbers still matter.

Run the rental math first. Then decide which properties are worth seeing.

If you've owned your Markham home for several years, you may have built substantial equity.

But your home's equity and the amount you can actually borrow against it are two different numbers.

Canadian lenders may generally allow borrowing secured against your home up to 80% of its value, less what you already owe, but the limits vary by lending product, and you still have to qualify.

Thinking about using that equity for a renovation, investment property or other major expense?

Start by finding out what your home is worth, what your lender will allow you to access, and what that additional borrowing will cost.

And if your Markham property is located within one of the city's four Heritage Conservation Districts — Thornhill, Markham Village, Unionville or Buttonville — check the City's heritage requirements before planning exterior renovations or an addition.

Equity can be a powerful financial tool. The first step is understanding how much of it you can access.

Not necessarily, and this surprises many buyers.

Under current federal rules, homes priced below $1.5 million may qualify for an insured mortgage with less than 20% down.

The minimum down payment is:

• 5% on the first $500,000
• 10% on the portion above $500,000 up to $1.5 million

For example, on a $1 million home, the minimum down payment is $75,000, not $200,000.

With less than 20% down, mortgage default insurance is required, and you'll still need to qualify for the mortgage.

Eligible first-time buyers and buyers purchasing a new build can also access a 30-year insured mortgage amortization, which can lower monthly payments compared with 25 years, although you'll pay interest over a longer period.

The takeaway?

Don't assume you need to save 20% before you can start looking.

Understanding your financing options could put homeownership closer than you think.

09/04/2026

Toronto buyers waiting for the exact right moment to enter the market are also, without meaning to, waiting through carrying costs that never show up on a comparison chart: rent, opportunity cost, and in Toronto's case, a second land transfer tax that does not go away no matter when you finally buy.

Timing the market means predicting short-term swings in price and rate, something even professional forecasters get wrong regularly. Time in the market means something different: you own the home, you build equity through payments and appreciation, and the years do work no single well-timed purchase can replicate. Toronto is also the only municipality in Ontario that charges a municipal land transfer tax on top of the provincial one, so buyers waiting for a price dip are often waiting while still budgeting for that second tax bill regardless of when they close. The math does not improve by waiting unless prices actually fall enough to offset what renting cost in the meantime, and that is rarely guaranteed.

This is not a case for buying carelessly. It is a case for buying a payment you can genuinely afford now, in a home you can hold for years, rather than chasing a bottom that is only obvious after it has already passed.

You cannot time the market with any real precision. You can give yourself time in it, and that is the part that actually pays off.
