๐Ÿ˜ฌ yikes it has been awhile again since we have done any up dates, I would like to blame it on being busy but it is more like laziness and forgetfulness ๐Ÿ˜.So let's see what we can come up with. The building that we are partners on in Warman sask is still a home run with the units still fully occupied with rents at market. Due to the increases in rents this adds value to the building and by doing renovations and inflation, refinancing has already been completed on our 2 year anniversary of purchasing the building.๐Ÿ”ฅ
Our other investments....well let's just say we managed to find some bad people the last few year's and everything came to light in 2022. We are keeping our heads up and counting it as some very expensive learning lessons, we are hopeful that the law will help ease the pain a bit but that is seeming less likely with every passing day.๐Ÿคจ
We still love real estate and believe it will help us and our future families for many year's. We also feel real estate should be apart of every person's portfolio. If you have been thinking of real estate it is never to late!

Hello everybody long time no update. We slacked off on our q1 update do to a crazy winter/spring, but we are back on track.

Q2 brings us a 100% year to date occupancy ๐Ÿฅณdue to great tenants and rents just at the right spot making everyone happy ๐Ÿ˜Š. 1 unit became vacant vacant at the begining of July only to be immediately rented for Aug 1.

In the surprise maintenance department a fridge had to be replaced, smoke detectors installed as per the new law in Sask, and a lingering issue with a CO2 problem in the utility room.

Another amazing quarter from a home run property. Not every property is a home run but base hits are just as good over time. If these uncertain times have got you thinking of owning a real asset that pays you regular cashflow let's chat.

A new year and another 3 months has passed and that means an update on our home run of a real estate investment. The building was ๐Ÿ’ฏ% occupied all quarter with more rent increases came into affect.
Now the bad news๐Ÿ—ž for the quarter. During the October cold snap ๐Ÿฅถ a sensor caused a boiler to stop working, a CO2 issue and a water heater break. Both occurred which was solved with furnace maintenance and water heater replacement.
In the 10 months of this purchase expenses has been reduced by $1000 and more income has been collected than the previous owners previous 12 months.

This has been an amazing adventure for us and is growing our thirst to find our home run building and help others increase their passive income and networth through real estate. Have you thought about adding real estate to increase your passive income/networth?
