A good chunk of my clientele are people that already own a property and are either upsizing or downsizing. This is always the most challenging real estate transaction.

THE TIMING ⏱️

• Sell first — safer financially, but you may need temporary housing between closing dates
• Buy first — risky if your current home takes longer to sell than expected
• Simultaneous closing — ideal, but requires careful coordination between both deals

What a cool property that my buyers have purchased. Close to Sylvan Lake, over a 1200 square foot garage w/ 2 pc bathroom, woodstove , & vehicle lift. Outdoor shower, South facing covered deck, floor to ceiling gas fireplace, and a loft. 💎

🧩. The biggest piece of the puzzle in getting this property was to sell their existing home; which we managed to do “off market”. A realtor was looking for a specific type of home for her buyer and theirs just happened to match up. Which meant they didn’t have to deal with showings by going public. Win win!

The way I grew up shaped the way I work. Your home journey deserves that same care. This childhood taught me how to read the land before I could read contracts. Every season had a lesson (many of them hard lessons), which prepared me for the unpredictability of real estate. That saying “make hay while the sun shines”, still rings true to my life today.
