There’s been a lot of talk lately about raising the standard in real estate — and we think that’s a good conversation to have. But what does a “higher standard” actually mean?

For us, it doesn’t mean every home needs renovations, professional staging, landscaping or a long list of improvements before it can hit the market. It means looking at each home — and each Seller’s situation — individually.

Some homes benefit from extra preparation. When they do, we’ll tell you honestly, determine what’s actually worth doing, and help coordinate + execute it. Other homes simply don’t need it. Sometimes our advice is, “Your home is ready. Let’s get it on the market.” Our job isn’t to create the biggest pre-listing to-do list, it’s to know what will actually help you sell your home.

+ here’s the part of a high standard that doesn’t always make it onto social media…
• Doing the research and preparing a thorough CMA to recommend the right pricing strategy for your home, circumstances + current market.
• Answering calls, following up with agents, gathering feedback and keeping our Sellers informed — even when the feedback isn’t what anyone hoped to hear.
• Recognizing potential problems early and knowing how to navigate the unexpected.

WHAT ACTUALLY GOES INTO A CMA?👀
Spoiler: it’s not just finding the house down the street that sold and calling it a day.
When we prepare a Comparative Market Analysis for a Seller, we’re trying to answer one very important question:

What is a buyer most likely to pay for this home in today’s market?
And getting to that number takes a little detective work🔎
We look at things like:
• Recent firm sales — because what a home actually sold for carries much more weight than what someone is asking for it
• Location — sometimes two streets can make a surprising difference
• Lot size, setting and privacy
• Square footage and overall layout
• Bedrooms, bathrooms and finished living space
• Garage size and parking
• Age, condition, renovations and major updates
• Features that add value — and ones buyers may see differently
• Days on market and sale-to-list price
• Current listings your home would be competing against
• Expired or terminated listings, which can sometimes tell us what the market wasn’t willing to accept
• And, importantly, what the market is doing right now

Active listings can help us understand the competition, but they aren’t true comparables yet. An asking price tells us what a Seller hopes to receive. A firm sale tells us what the market was actually willing to pay.

Sometimes there isn’t a perfect comparable. That’s when experience, adjustments and understanding the local market become especially important.

At the end of all that research, we don’t want to simply arrive at the highest price we can justify on paper. We want to determine a price range we can confidently explain, support and build a strategy around.
