They came to our First-Time Home Buyer Seminar in January just to get a better understanding of the process… not even sure if they’d be buying this year or next.

A couple months later — they have a condo in their name (keys very soon 🔑)

We looked at a few areas, talked through what mattered most to them — work, lifestyle, day-to-day — and found a neighbourhood that worked best and felt right.

Along the way, we went through everything together — how to look at a condo, reviewing financials, contingency fund, minutes… the not-so-glam side of real estate, but the important stuff. Because it’s not just about falling in love with a condo, it’s about knowing how the building is managed, what the reserves look like, and if anything in the minutes could hint at future special assessments (aka surprises we don’t want).

What made it a great experience was how they showed up — thoughtful, engaged, great communication, and just easy to be around. Great sense of humour too, which always makes the process that much more fun.

Really nice to see this come together for you both — and to have been part of it along the way 🤍.

Same market, very different story depending on the area.

In places like Beaconsfield and Kirkland:
• strong demand
• faster sales
• prices holding

In areas like Pointe-Claire and Île-Bizard:
• longer days on market
• more inventory
• buyers taking their time

What this means:

• It’s not a slow market, it’s a price-sensitive one
• Homes priced right are still selling
• Overpriced homes are sitting

For sellers:
• The first couple of weeks are key
• Pricing right from the start makes a difference

For buyers:
• There are opportunities, especially in certain areas
