Le Québec remboursera la taxe de bienvenue aux premiers acheteurs, jusqu'à concurrence de 5 875 $.

Le gouvernement du Québec a annoncé un nouveau crédit d'impôt visant à rembourser les droits de mutation immobilière (la « taxe de bienvenue ») aux premiers acheteurs, jusqu'à concurrence de 5 875 $.

Cette mesure, rétroactive au 1er janvier 2026, s'applique aux propriétés d'une valeur inférieure à 1 million de dollars. Plus précisément, les acheteurs admissibles recevront un remboursement de 100 % sur les premiers 5 000 $, suivi d'un remboursement de 25 % sur le montant excédant ce montant, jusqu'à concurrence de 875 $.

En moyenne, cette aide financière est estimée à environ 3 700 $ et pourrait bénéficier à près de 38 000 ménages québécois.

Pour être admissibles, les acheteurs participant à la même transaction ne doivent pas avoir été propriétaires d'une résidence principale au cours des quatre dernières années. La mesure s'étend également aux personnes handicapées (ou à leurs proches) qui achètent une résidence principale. Il s'agit d'une initiative à suivre de près, car elle pourrait stimuler l'accession à la propriété chez les premiers acheteurs dans un marché de plus en plus concurrentiel.

Good news for first tome buyers!

Quebec will reimburse first-time homebuyers for the welcome tax, up to $5,875
The Quebec government has announced a new tax credit designed to reimburse first-time homebuyers for real estate transfer taxes (“welcome tax”), up to a maximum of $5,875.

The measure, retroactive to January 1, 2026, applies to properties valued at less than $1 million. Specifically, eligible buyers will receive a 100% refund on the first $5,000, followed by a 25% refund on the amount exceeding that, up to a maximum of $875.

On average, the financial assistance is estimated at approximately $3,700 and could benefit nearly 38,000 Quebec households.

To be eligible, all buyers in the same transaction must not have owned a home in the past four years. The measure also extends to people with disabilities (or their relatives) purchasing a primary residence.

This is an initiative to watch, as it could boost homeownership among first-time buyers in an increasingly challenging market.
