Family Helping Family
With increased home prices and more restrictive mortgage rules, our office is seeing home buyers receive assistance from parents, and other family members with greater frequency.
Assistance can include a monetary gift, or a loan, and other times family members have to co-sign on a mortgage (and by extension on title to the property) to satisfy a lender's requirements.
Our advice is to get an agreement in writing so that it is structured properly and everyone is on the same page. It is a lot easier to agree to things while everyone is getting along!

TIP TUESDAY: PLAN AHEAD
When buying a property you must provide your lawyer the funds required to close the deal in advance of the closing date. This amount will include the rest of your down payment, your legal account and adjustments for property taxes, water, propane, etc.
This means that if you have money tied up in investments (such as RRSPs or TSFAs) or a virtual bank, you must plan accordingly and make sure the money is accessible to you, in advance of the closing date.
Worst case scenario is that you cannot move in since you don't have access to your money! Make sure to plan ahead!
