I moved to Ottawa to study at Carleton University, where I pursued European and Russian Studies (and met my husband, Jay, in a Russian class—proof that life has a sense o

Market shifts are where trust gets tested.

When prices are climbing, everyone feels smart.

When values flatten or dip? That’s when strategy matters.

Being accused of “just wanting a sale” forced me to get sharper. To explain more clearly. To show the math. To slow the room down.

Because here’s the truth:
Overpricing doesn’t protect your equity.

Downsizing gets marketed as simpler.
Smaller. Easier. Cheaper.

And too often, that’s only true on the surface.
Behind the scenes, I see downsizers shocked by higher monthly costs, unexpected fees, and lifestyle upgrades that quietly eat into their equity. All because no one slowed down long enough to run the numbers first.

“Less house, more life” only works when the math supports it.

That’s why I don’t sell the dream without the data.

Most people I talk to feel this tug long before they’re ready to admit it out loud.

People assume the biggest risk is moving too early.

When in reality, the more common regret is waiting too long.

Waiting for the market to cooperate.
Waiting for life to feel quieter.
Waiting for a sign that never really comes.

What rarely gets talked about is the cost of waiting.

The weekends spent maintaining instead of living,
The trips postponed,
The flexibility you thought you’d get later.

Here’s what experience has taught me.

Your personal timeline matters more than market timing.
Readiness isn’t something the market gives you. It’s something you recognize.

Hot take: the spring market is mostly a marketing myth we keep recycling.

It made sense decades ago. When buyers had fewer tools, less data, and homes were only “discoverable” at certain times of year.

That’s not today’s market.

Buyers don’t wake up in April suddenly ready to buy.
They’ve been watching for months. Sometimes years.

They’re waiting on rates, life changes, divorce, downsizing, inheritance, job moves. Not tulips.

What actually happens in “spring”? More sellers list at once.
Which means more competition.
Which means pricing mistakes get punished faster.

Spring doesn’t create demand.
It just exposes bad strategy.

I see stronger results when sellers stop asking “Is it spring yet?” and start asking “Is this the right move for my specific home, in this specific market?”

Because in real life, there isn’t one market. There are dozens, moving at different speeds, all year long.

Waiting for spring feels safe. But safety doesn’t always equal smart.

Sometimes it just means waiting… while the right window quietly passes.
