🏡 Ottawa Housing Market Update – January 2026

Single-Family Homes

Detached homes remained Ottawa’s most stable segment, even as winter slowed overall activity. In January, 276 homes sold, down 13.8% year-over-year. Supply stayed balanced with 4.3 months of inventory, supported by 1,177 active listings and 663 new listings—essentially flat from last year.

Prices softened slightly. The average sale price dipped to $793,874 (-3.6% YoY), while the median price held steady at $750,000. Overall, the market is adjusting gradually, with limited price shifts.

Townhomes

Townhome sales increased 6.4% YoY to 215 units, while new listings jumped 45.8% to 487, pushing active listings to 708 (+67% YoY). With supply rising, the market is shifting slightly in buyers’ favour.

Average sale price: $536,106 (-3.3% YoY)

Median price: $560,000 (-3.4% YoY)

Months of inventory: 3.3

Apartments/Condos

The apartment market showed signs of stabilization. Sales rose from 78 in December to 95 in January, while months of inventory fell to 6.8, despite a seasonal surge in new listings (312 new, 647 active).

Average sale price: $388,307 (-12.1% YoY)

Market activity suggests that while condo pricing is still adjusting, conditions may be starting to balance.

1,177 homes sold in October — up 8.1% from September!
Average sale price: $709,002, up 2.7% from last month and 5.7% from last year.

📊 Inventory Trends
New listings: 2,405 (seasonal dip from September, still +13.4% YOY)

Active listings: 4,232 — supply may be starting to level off.

Months of inventory: 3.6 — keeping Ottawa in a balanced market as winter approaches.

After several months of gradual easing, the Bank of Canada just announced another rate reduction — bringing the overnight rate down to 2.25%.

So… what does that mean for homeowners and buyers? Let’s break it down 👇

🏠 For Homeowners (especially with variable rates)

Good news — if you have a variable-rate mortgage

🔹 For variable rate mortgages, rate cuts can mean more of the mortgage payment goes towards the principal of the mortgage, and less towards interest.
🔹Homeowners who have a variable rate mortgage with variable payments could see their total payment shrink.
🔹 If your mortgage is up for renewal, this could be a great time to compare options or refinance.

📊 For Canadians with fixed rate mortgages, a central bank rate cut does not immediately make an impact since fixed rate mortgages are commonly based on five-year bond yields.

🏡 For New Buyers

This shift could open new doors — literally.

🔹 Lower rates can improve your affordability, allowing you to qualify for a slightly higher purchase price or lower your monthly payment.
🔹 Lenders may offer more competitive mortgage promotions as the market adjusts.
