With a very heavy heart, I’m sharing that my mom, Sharon Avery, passed away peacefully at home on August 22.

Mom was quiet and never wanted to be the centre of attention, but she loved being out, seeing people and enjoying life. She was a hard worker all her life. She loved her dogs, a good game of six-handed euchre, classic country music and live shows, and always liked to look her best before heading out the door. Mom grew up with horses and never lost her love for them. She especially enjoyed watching the horse shows at local fairs.

Mom and Wayne shared many happy years together. They loved travelling, camping and spending time with family and friends, and Shar-Way Berry Farm was a big part of the life they shared, working side by side for many years.

I’ll miss her calls, her smile, her quiet way and all the little things you don’t realize you’ll miss until they’re gone. I’m grateful for all the memories we made and for the time we had together.

I loved her and will miss her. ❤️

Ottawa's housing market isn't moving in one direction right now and that matters whether you're buying, selling, or investing.

Here's a quick snapshot 👇

✅ Single-family homes with a benchmark price essentially flat YOY are still seeing multiple offers on well-priced move-in ready homes in the right neighbourhoods.
✅ Townhomes are seeing prices soften and inventory at its highest May level in years. Buyers, this is your window!
✅ Condos are still the softest segment but showing early signs of life MOM.
🏗️ New construction HST rebate is not law yet but I share my personal take on whether it's already making a difference
🏠 Rental market vacancy is easing and rents are softening. If you're an investor, run fresh numbers before making decisions

🏡 Thinking about selling your home? You've probably heard the term "months of supply," but what does it actually mean?

Months of supply measures how long it would take to sell all available homes at the current sales pace if no new listings came on the market.

📊 Here's a quick guide:

• Less than 3 months = Seller's market
• 3 to 6 months = Balanced market
• More than 6 months = Buyer's market

Right now, Ottawa has approximately 3 months of housing supply. That's higher than this time last year but lower than last month, keeping us in balanced market territory.

But months of supply is only part of the story. Demand is also influenced by factors like interest rates, the economy, the job market, consumer confidence, and the cost of living.

Inventory remains elevated because the pace of home sales in Ottawa has been slower throughout 2026. This means pricing your home correctly, preparing it well, and having a strong marketing strategy matter more than ever.
