๐Ÿก Thinking about selling your home? You've probably heard the term "months of supply," but what does it actually mean?

Months of supply measures how long it would take to sell all available homes at the current sales pace if no new listings came on the market.

๐Ÿ“Š Here's a quick guide:

โ€ข Less than 3 months = Seller's market
โ€ข 3 to 6 months = Balanced market
โ€ข More than 6 months = Buyer's market

Right now, Ottawa has approximately 3 months of housing supply. That's higher than this time last year but lower than last month, keeping us in balanced market territory.

But months of supply is only part of the story. Demand is also influenced by factors like interest rates, the economy, the job market, consumer confidence, and the cost of living.

Inventory remains elevated because the pace of home sales in Ottawa has been slower throughout 2026. This means pricing your home correctly, preparing it well, and having a strong marketing strategy matter more than ever.
