5 mths ago I posted this video, that I had inside access to exclusive listings not found on realtor.ca nor MLS. Today I just gained access to even more exclusives through another platform!!! so... with that being said, WHO WANTS TO SEE HOMES THAT HAVE NOT EVEN HIT THE MARKET YET? Right now at this very second, there are actually 21 off market properties for sale, that I currently have access to! What does that mean for you as my buyer client? You are in a great position to not over pay, because as soon as it hits the market... chances are, it won't take very for that home to sell & could even be in a multiple offer scenario. Maybe, maybe not, but the chances are higher. Buyer season is hitting us early this year, with early spring fever ♥ & this has the buyers going crazy. In the nest few weeks the market is going to pick right back up to where we left off in the fall. Over the past 2 weeks, I have watched A LOT our brokerage listings go from for sale to conditionally sold, which were sitting longer over Jan. And there is your market update! Who wants in!!!
Current Ottawa MLS® stats indicate an average house price of $652,300 and 25 new listings in the last 56 days. As of today, Ottawa housing data shows median days on market for a home is 68 days, but as I always say ....great homes sell fast & can be a done deal within 24 - 48 hrs!
