“Ottawa Sales Slow, Prices Hold Steady”.

Ottawa’s August housing market cooled noticeably, with home sales pulling back sharply while prices remained relatively steady.

A total of 1,002 homes sold in August, down 18.6% from last year and 24.4% from July. Inventory remained elevated, with active listings up 11.3% year over year, and months of inventory rising to 4.5 — the highest August level since 2016.

Despite slower sales, prices held firm. The average sale price was $688,253, up 0.3% from last year, while the MLS® benchmark price rose 1.0% year over year.

What does this mean? Buyers have more time and more choice, while sellers need to be strategic with pricing, presentation, and positioning heading into the fall market.

Ottawa remains balanced overall, but August showed clear signs of softer demand and a more cautious market.
