The government is giving first-time buyers money back on their home purchase. Quite a bit of it, actually.

Under Bill C-4, the Federal First-Time Home Buyer Rebate means Ottawa buyers could save anywhere from $14,372 on a $400K home up to $45,310 on a $1M purchase. That's real money back in your pocket on closing day.

Now, you may have heard talk of additional rebates being proposed. There's been a lot of noise around that lately. But right now, Bill C-4 is the one that's passed, confirmed, and real. The others are still proposals, and nothing else has been legislated yet.

The February numbers for the Ottawa real estate market are in… and they’re a bit sobering.

We’ve now seen four pretty average months in a row. November and December of last year, followed by January and February.

Here’s what the latest Ottawa numbers show:

• Home sales down 6.8%
• Average sale price down 1%
• Active listings up 16.7%
• Only 44% of homes hitting the market are selling

That puts Ottawa at about four months of inventory, which places the market right in the middle of balanced conditions.

But the story changes depending on the type of home.

🏡 Single-family homes
Sales are down about 11.9%, but they continue to support overall pricing.

🏢 Condos in Ottawa
Sales are down 23% and prices are down 4.8%. This segment continues to face the biggest challenges.

One thing that could change the pace quickly is the upcoming HST credit for first-time buyers on new builds. When that kicks in, we may see activity increase, especially in the townhome market.

The Ottawa market right now isn’t one story. Some neighbourhoods are leaning toward a seller’s market. Others are clearly favouring buyers.

Condo or townhouse in Ottawa?

The price gap is smaller than most people think.

Townhouses wrapped up the year around $536k.
Condos sat closer to $430k–$440k.

That ~$100k difference often disappears once you factor in condo fees and how lenders treat them during qualification.

In many cases, buyers with a bit more down payment end up with similar monthly payments between a condo and a townhouse, without ongoing condo fees.

That’s why we’re seeing:
• Strong townhouse demand
• Balanced single family homes
• Condos still favouring buyers in 2026

Location matters.
Downtown Ottawa usually means condo living.
Outside the core, townhouses often make more financial sense.

There’s no blanket advice here.
Just better questions to ask before you buy.
