Ordering a Status Certificate 📄 Shouldn't Be This Frustrating | A Short Rant

I recently had to order a status certificate, and it felt like a wild goose 🪿 chase. I couldn't find any info on the board of director. I searched the internet and asked the real estate agent to no avail. It ended up taking me 4 days to get a status certificate that I needed in 2 days, and I had to pay a rush fee.

📌 My suggestion: The Condominium Authority of Ontario should make it mandatory for condominiums to publish detailed instructions on how to order a status certificate. That way, there would be no confusion with how to get your hands on one.

The Government of Canada has introduced a five-year GST relief program to support first-time home buyers, and you may be eligible if:
🔹 You're at least 18 years old
🔹 You're a Canadian citizen or permanent resident
🔹 You and your spouse or common-law partner haven't lived in a house, in Canada or abroad, that you or they own within the current or past four calendar years
🔹 The property will be your primary place of residence
🔹 You're buying a new build from a builder, building a home on land you own or lease, or are buying shares of a co-operative housing corporation
🔹 Your agreement of purchase and sale was signed between May 27, 2025 and 2031
🔹 Construction begins before 2031 and is substantially completed before 2036
🔹 You or your spouse or common-law partner have never claimed a First-Time Home Buyers' GST Rebate (FTHB GST Rebate) before

When it comes to leasing a property, there are several different types of leases that landlords and tenants should be aware of. 🏠📄

👉Fixed-Term Lease: A common type of lease that lasts for a specific period and has a set end date.
👉Periodic Lease: A lease that automatically renews at the end of each term until one party gives the notice to terminate.
👉Net Lease: A lease that requires tenants to pay a portion of property expenses in addition to rent and gross leases, which include all expenses in the rental payment.

Did you know that, depending on the compounding frequency, the Effective Annual Rate may be different from the Annual Interest Rate? 🤔

👉 The Annual Interest Rate is the amount listed.
👉 The Effective Annual Rate is the actual interest of your investment, loan, etc.
💡 If the compounding frequency is annually, then the Effective Annual Rate will be the same as the Annual Interest Rate. If the compounding frequency is not annually (i.e. bi-annually compounding), then the Effective Annual Rate will be higher than the Annual Interest Rate because of interest compounding.

Do not let a higher-than-expected interest amount sneak up on you. Here is how to calculate for the Effective Annual Rate! 🧮
