During the home buying process Buyers should consider, and sellers should be aware, that there may be an appraisal required.

It could be the bank or a credit union, maybe a family member or it could be another form of private lending solution, it all depends on what your mortgage broker and financial advisor help you decide what is best for you.

Most of the time the appraisal is performed to protect the buyer and the bank when the buyers down payment is more than 20% of the purchase price.

The key reason being that 'mortgage insurers' are not involved who would otherwise be verifying the value of the property.

If the appraisal comes in below the price the buyer had agreed to pay for the home, the Lender may be forced to reassess the mortgage and adjust the borrowing amount and they buyer may end up having to pay the difference.

In very rare circumstances, a buyer may be able to use the lower appraisal as a negotiation tool to achieve a lower price, but the buyer should be prepared for the fact that they may need to cover the difference in the price. Usually this only occurs if there was a condition for appraisal in the agreement of sale.

For sellers, it’s possible to get an appraisal before selling to determine a suitable list price, though they may also simply opt for a CMA ( I provide this for FREE!!)
