Bill 60 (Fighting Delays, Building Faster Act, 2025) RTA changes come into effect in two phases in 2026: July 1, 2026 and September 21, 2026.
Key Changes Effective July 1, 2026:
-LTB Order Review Timeline: The deadline to submit a request to review a Landlord and Tenant Board (LTB) order is reduced from 30 days to 15 days.
- Air Conditioning: Tenants gain the right to install window or portable AC units, though landlords may enforce restrictions in accordance with upcoming regulations.

Key Changes Effective September 21, 2026:
-Shortened Eviction Notices: Eviction notices for non-payment of rent (N4) are reduced from a minimum of 14 days to 7 days.
-Personal Use Evictions (N12): Landlords can provide a 120-day notice for "own use" without having to pay the tenant 1 month’s rent in compensation.
-Rent Arrears Hearings: Tenants must pay 50% of claimed rent arrears before they are allowed to raise maintenance or counter-issues at a non-payment hearing.
