It’s time we officially welcomed Josh Walker to the REAL Collective and showed off the new headshots while we’re at it.

Josh came to us with over a year of real estate experience and deep roots in Kanata, where he was born and raised. Since joining the team, he’s been doing exactly what building a real career in this business requires: getting into the office, making the calls, knocking on doors and consistently putting in the work.

And that work is already paying off; Josh has helped five families move with the team so far.

But what stands out most about Josh isn’t how loudly he talks about what he’s doing. It’s how he treats people while he does it. He’s soft-spoken, thoughtful, gentle and genuinely invested in helping his clients succeed; not only in real estate, but in whatever they’re working toward.

Sometimes the best deal isn’t the one you negotiate down. It’s the one you recognize before everyone else does…

Brendan recently helped his clients buy a great home on Carnelian.

It was priced properly. It represented really good value. And Brendan recognized pretty quickly that waiting around hoping to negotiate a huge discount was probably the wrong strategy.

So they jumped at it - like a swat team, as Brendan likes to say.

They got in before the competition had a chance to build, secured the home for close to asking, and still walked away with what I think was a great deal.

That’s an underrated part of being a good agent.

Knowing when a property is overpriced and you should push is important.

But knowing when something is already a good buy and having the confidence to tell your clients not to get cute and risk losing it, matters just as much.

Brendan read this one really well, and his clients are better off because of it.

More importantly, this is why I love being in business with this guy. Good instincts, good judgment, and always looking out for the people he represents - not to mention a fun time!

Ottawa isn’t one housing market and the citywide average only tells part of the story.

July followed a fairly typical seasonal pattern: activity eased from the spring market, while sales and benchmark prices remained relatively stable compared with July of last year.

We’re now midway through August and expect activity to begin picking up again as the fall market approaches.

But detached homes, townhomes and apartments aren’t all moving in the same way.

In this video, we break down what’s happening in each property category, where buyers have more choice, and why the market you’re actually in matters far more than the Ottawa-wide headline.

A big congratulations to Elliot on closing a particularly challenging sale.

Selling a tenant-occupied property is rarely straightforward. Add a flood after the deal went firm but before closing... and contentious negotiations along the way... and this one required real skill, care and accuracy.

Elliot handled every complication with poise, kept the transaction moving and protected the interests of his past repeat clients through to the finish line.

**Ottawa’s housing market followed a familiar summer pattern in July.**

There were 1,325 homes sold across Ottawa... almost identical to the 1,318 sales recorded in July 2025.

The Home Price Index also remained unchanged year-over-year at $635,000, while months of inventory increased from 3.2 to 3.5. Buyers had slightly more choice, but the broader market remained relatively stable compared with last summer.

Sales and the Home Price Index were both lower than in June, while inventory increased. That month-to-month slowdown is typical of Ottawa’s seasonal cycle: activity often peaks during the spring market before easing through July and August as vacations and summer plans take priority.

Now that we’re midway through August, we expect activity to begin picking up again as we move into the fall market. More buyers and sellers typically re-enter the market after Labour Day, although the strength of that return will vary by neighbourhood, price range and property type.

These citywide numbers provide useful context, but they cannot tell you exactly what is happening with your home. Ottawa is a collection of smaller markets, and results can differ significantly depending on location, condition, competition and pricing.

If you’re considering buying or selling this fall, now is the time to prepare, not after the market gets busier.
