Minor leaks, clogged gutters, or cracks can quietly cause major headaches—think foundation trouble, electrical risks, pests, mold, and even damaged floors. I always encourage my clients to regularly check bathrooms, basements, kitchens, and windows for moisture, and to consider smart leak detectors near washers and water heaters. Air quality is another invisible challenge: dust, allergens, and mold can impact your comfort and wellbeing, so changing filters, cleaning vents, and ensuring good ventilation really pays off. Lastly, those older home systems—routine checks and professional maintenance can help you avoid sudden, costly surprises. I believe a simple monthly and seasonal checklist is a small habit that goes a long way in protecting your home investment.

Navigating the path to homeownership as a first-time buyer in Canada can feel overwhelming—especially when nearly 7 out of 10 Canadians believe the market isn’t on your side. I’ve helped more than 500 families make this journey, and I always stress the importance of starting with honest expectations about sacrifices, goals, and the trade-offs you’ll face. Pre-approval is crucial; not only do minimum down payments increase as prices rise, but lenders may require even more based on your unique situation. Plus, your monthly affordability will depend on your income, current debts, insurance, closing costs, and ongoing upkeep expenses.

There are valuable savings tools to help: consider a first-home savings account (up to $8K per year, $40K total) and the tax-free retirement-plan withdrawal option that’s available to buyers. On top of that, you might qualify for a $1,500 federal credit, new-home tax rebates, and support from provincial or local programs.

My advice? Stay grounded. Rely on local market data, set a firm bidding ceiling, and focus on your must-haves rather than nice-to-haves. And most importantly, surround yourself with trusted real estate and mortgage professionals to help you make informed choices. Burlington Homes Now More Affordable at $1.05 Million
July 2026 brought a noticeable shift in Burlington’s real estate landscape, with average home prices settling at $1.05M—an 8.6% drop from June and 5.3% lower than July 2025. Sales volume followed suit, down 10.2% with 221 homes changing hands. While these numbers reflect a short-term adjustment, it’s important to keep the long view in mind: since 2016, prices have still climbed more than 53%. Over my 21 years as a realtor, I’ve helped hundreds of families navigate markets just like this—whether buying, selling, or relocating. In times of change, perspective and experience make all the difference.
