Will new GO station developments help or hurt Oakville home values? 🚉

If you've noticed the zoning signs and construction plans near Oakville GO and Bronte GO, you're not alone. The province has issued zoning orders for a transit-oriented community near Oakville GO with up to 6,800 new homes, parks, bike paths and a day care. At Bronte GO, council approved a redevelopment of four towers and 1,191 homes beside the station.

So what does it mean for you? Our quick answer: for most nearby homeowners, transit-oriented development is a long-term positive. Proximity to GO service supports demand, and new amenities tend to lift the surrounding area. The trade-off is some short-term construction disruption on the closest blocks, and timelines here are measured in years.

Thinking about buying a condo or townhouse in Oakville or Burlington? Don't skip the status certificate.

It's the single most important document you'll review, because it shows whether the condo corporation is financially healthy. In Ontario the corporation has 10 days to deliver it, and the standard certificate can't cost more than $100.

What to check before you remove your conditions:
1. The reserve fund and the latest reserve fund study. Is the building saving enough for major repairs?
2. Special assessments, current or planned. These are one-time charges that can run into the thousands.
3. Pending lawsuits or judgments against the corporation.
4. The budget and financial statements, including any sharp increases in insurance or utilities.

Here's the good news. In Burlington, the average townhouse and condo price in July 2026 was about $707,600, down 7% from a year earlier, and homes averaged 50 days on market, up from 37. In the Oakville area, apartment-style condos have more inventory and longer days on market than townhomes, which means buyers have more time and negotiating power.

Order the certificate as soon as your offer is accepted, and have a lawyer who knows Ontario condo law review it.
