On paper, the differences may seem small. Similar square footage, number of bedrooms, neighbourhood and even asking price can make two homes look genuinely comparable.
But that’s not necessarily how buyers experience them.
One property may be priced slightly higher but feel easier to move into. Another may have the better kitchen, but a layout that asks for more compromise. A home that needs updating may still be the stronger choice because its location solves something the buyer cares about more.
We see this often with North Vancouver homes that look comparable until buyers begin weighing what each one asks them to give up.
And it works the other way too. Homes that don’t look particularly comparable on paper can end up competing for the same buyer because they solve the same priority in different ways.
The homes buyers compare are ultimately the ones they see as different ways of getting what matters most to them.
