Market Value ≠ Assessed Value 👇

A lot of buyers and sellers confuse these two numbers — but they are NOT the same.

🏡 Assessed Value:
Used mainly for property taxes.
Calculated by BC Assessment based on past market data and mass appraisal methods.

📈 Market Value:
What a buyer is actually willing to pay TODAY in the current market.
This changes based on demand, interest rates, inventory, upgrades, views, location, and buyer emotions.

A home can sell WAY above or below assessed value depending on market conditions.

Don’t rely on assessed value alone when buying or selling real estate.
