Renting? Tenant insurance matters more than you may think.🏡

The recent flooding across St. Catharines and Niagara-on-the-Lake is a good reminder that your landlord’s insurance generally protects the building — not your personal belongings.

Tenant insurance can help cover things like:

✅Furniture, electronics and clothing
✅Temporary accommodations if your rental becomes unlivable
✅Personal liability
✅Certain water-related losses, depending on your policy

In Ontario, tenant insurance often costs roughly $20–$50/month, depending on your coverage and deductible.

One important tip: sewer backup and overland flood coverage may need to be added separately, so always ask exactly what your policy includes🤍

For a relatively small monthly cost, tenant insurance can provide significant protection when the unexpected happens.

If you’re planning to sell in the next few years, this is one of the biggest mistakes I see homeowners make.

It’s easy to spend thousands choosing finishes, layouts and upgrades based entirely on what *you* love — but when resale is the goal, the better question is:

💲What will the next buyer actually value?💲

Here in Niagara, that answer can change dramatically from one neighbourhood to the next. A renovation that makes perfect sense in Niagara-on-the-Lake may not give you the same return in Niagara Falls, St. Catharines, Welland or Fort Erie.💣

Before putting serious money into your home, think about:

✅Maintenance before makeover: buyers notice roofs, windows, HVAC and water issues.
✅Kitchens and bathrooms: update thoughtfully without over-improving for the area.
✅Flooring and paint: clean, cohesive and neutral usually appeals to more buyers.
✅Curb appeal: sometimes a relatively small investment makes a huge first impression.
✅Your neighbourhood’s price ceiling: spending $50,000 doesn’t automatically add $50,000 to your sale price.

▶And remember: expensive doesn’t always mean profitable.
