🏡 Greater Toronto Area Market Update | July 2026 ☀️
July brought a more balanced picture for the GTA housing market. Sales were relatively steady compared to last year, while fewer new listings came to market and average prices continued to sit below 2025 levels.
Total residential transactions were down just 0.9% year-over-year, while the average selling price declined 4.5% to just over $1 million. The bigger shift was in new inventory, with 17.8% fewer new listings compared to last July.
Homes are also taking a little longer to sell, with property days on market increasing from 40 to 45 days.
📉 Sellers: With fewer new listings coming to market, there is less new competition — but buyers remain price-conscious. Pricing accurately from the start and presenting your home well continue to matter.
🏡 Buyers: Prices remain below last year’s levels and homes are taking longer to sell, creating room to take your time, compare options and negotiate when the right property comes along.
