If you are thinking about moving within Clarington in 2026, timing and preparation can make a significant difference. Many homeowners wait until they are ready to list before starting the process, but the most successful moves often begin months in advance.

Understanding your current home value, watching local inventory trends, and preparing your property early can help you stay ahead of market shifts. It also gives you more flexibility when it comes to finding your next home without feeling rushed.

Whether you are upsizing, downsizing, or relocating within the area, starting early gives you more control over the process. ⁣

It is easy to focus on the home itself, but experienced buyers know that the street and surrounding area carry just as much weight. In markets like Oshawa, Whitby, and Bowmanville, two homes with similar features can see very different levels of interest based on where they are positioned.

Factors like road access, nearby intersections, and how a neighbourhood connects to key routes all influence buyer perception. These are not always obvious in listing photos, but they become clear when buyers spend time in the area.

For sellers, this is why strategy matters. Highlighting the strengths of your location and understanding how it compares to nearby listings can make a meaningful difference.

Real estate is not just about the structure. It is about how everything around it comes together. ⁣

Selling a home with a septic system in Clarington or Kawartha Lakes requires a different level of preparation than properties on municipal services. Buyers today are more informed, and they are asking detailed questions about systems, maintenance, and long-term reliability.

A pre-listing septic inspection is one of the most valuable things you can do. It gives buyers clarity and helps prevent delays once an offer is on the table. When you can provide documentation such as service records, pumping history, and system details, you remove uncertainty and build trust early in the process.

Pricing also plays a key role. Rural properties should be evaluated based on land, location, and overall usability, not just compared to nearby homes on full services. The right pricing strategy reflects how buyers in this market think and what they prioritize.

When you take the time to prepare properly, you are not just listing your home, you are positioning it to stand out in a competitive and detail-driven market. ⁣

When comparing homes across Durham Region, many buyers focus on purchase price but overlook one of the most important long term costs: property taxes. A home in Oshawa, Whitby, or Clarington may appear similar in price, but the monthly ownership cost can vary depending on the tax rate and assessed value.

These differences can impact affordability, budgeting, and even how homes compare when you are deciding between locations. For sellers, it can also influence how buyers evaluate your home against others on the market.

Taking the time to review property tax history and understand how it fits into your monthly expenses gives you a clearer picture of true ownership costs. It is one of the simplest ways to avoid surprises after closing.

If you are exploring different areas, I can help break down what those numbers actually look like in real terms. ⁣

Buying a rural property in areas like Clarington or Kawartha Lakes offers something many buyers are looking for—space, privacy, and a slower pace of life. But it also comes with responsibilities that aren’t always obvious at first glance.

From understanding your water source (well vs. municipal) to evaluating the condition and capacity of a septic system, these are critical factors that directly impact your day-to-day living. On top of that, zoning restrictions can affect how you use your land, and seasonal road conditions can change your commute more than expected.

Rural living isn’t complicated—but it is different. The more informed you are going in, the more confident your decision will be. ⁣

Housing affordability and supply continue to be one of the biggest challenges facing our communities. Appreciated the opportunity to bring forward local perspectives and discuss practical solutions with MPP Todd McCarthy and my colleagues at CLAR.

Affordable homes are a key pillar to building strong and resilient communities.

It was a pleasure to welcome the Central Lakes Association of Realtors for a discussion on practical ways to increase the supply of homes and keep homeownership attainable for more families across Durham Region.

Mother’s Day is about celebrating all the love, care, strength, and quiet sacrifices that motherhood can hold. 💕

Today I’m thinking of and celebrating all moms : moms, stepmoms, grandmas, moms who have lost babies, dog moms, mother figures, and the women who show up with nurturing hearts in so many different ways.

There is no one single story of motherhood, and that’s exactly why today matters. It’s a day to honour love in all its forms.

And a very special Happy Mother’s Day to my mom, the world’s best mom. 💗
So grateful for you, for your love, your support, and for all the moments, big and small, that make life sweeter.

Wishing a gentle, beautiful Mother’s Day to everyone celebrating today. 🌷 ⁣

April brought a noticeable shift across the Durham Region market, with activity picking up as we move deeper into the spring season.

Here’s what we saw:
• 686 sales
• $845,361 average price
• 1,920 new listings
• 24 days on market

Compared to March, the numbers tell an important story. Sales increased by 15.1%, average prices edged up by 0.9%, and new listings jumped by 22.1%. That increase in inventory is giving buyers more options, which is a change from the tighter conditions earlier this year.

For buyers, this means more choice and a bit more breathing room to evaluate options. For sellers, the takeaway is clear. Homes that are priced appropriately and presented well are still attracting strong attention and moving efficiently.

The market is not slowing down, it is becoming more balanced. Understanding that shift is key whether you are planning to buy, sell, or simply stay informed.

In today’s market, simply listing your home isn’t enough. Buyers have more options, more access to information, and higher expectations than ever before.

The homes that stand out—and ultimately sell—are the ones that are priced strategically, presented properly, and marketed effectively from the start.

It’s not just about being available—it’s about being positioned to compete.

From first impressions online to how the home shows in person, every detail plays a role in whether a buyer chooses your property over the next one. ⁣

When people start their home search, they often focus on location first—but lifestyle is what truly shapes your experience.

Do you want space and quiet? Walkable amenities? A shorter commute or more room to grow?

Areas like Port Hope, Cobourg, and Clarington offer very different lifestyles compared to more central parts of the GTA, and that’s exactly why more buyers are exploring them.

The goal isn’t just to find a home—it’s to find a place that fits how you want to live. ⁣
