The April market stats are out and there are definitely a few interesting shifts happening here in the Oceanside area.

Single family homes are still moving steadily, with sales up slightly from March, although prices dipped a bit month over month. Condos and townhomes saw a noticeable jump in activity, which tells me more buyers are getting back out there and exploring different options as we move further into spring.

One of the things I love about living in the Oceanside area is how there’s always something going on, especially this time of year.

I came across a handful of great local events happening around Parksville and Nanoose Bay over the next couple of weeks, everything from live music nights and music bingo to spring markets, tulip displays, puppy yoga (yes, puppy yoga 🐶), and even a garden gnome workshop. It’s a good reminder that you don’t have to go far to find something fun to do.

Whether you’re new to the area or have lived here for years, it’s always worth checking out what’s happening locally. You might just discover a new favourite tradition.

The March market stats are out and from what I’m seeing here in the oceanside area, things are picking up a bit as we head into spring.

We saw more activity in several categories and homes are generally selling a little quicker, which is pretty typical for this time of year as buyers start getting serious again. I always find this season interesting because it sets the tone for what the rest of the year might look like.

The numbers are in for February, and we’re seeing some interesting movement in the Parksville/Qualicum market.

Single family homes saw a notable increase in both average sale price and units sold, while days on market dropped compared to January. Condos and townhomes slowed slightly, but land sales picked up with higher prices and more activity.

Condos held fairly steady on pricing, though sales were slightly lower month to month. Townhomes were a relative bright spot, with more sales activity compared to December, even as prices dipped modestly. Lot sales slowed in volume, but average values were up from last month.

First, do not wait until you find “the one” to get your financing in place. In this market, the homes that feel right do not sit around, and being ready makes all the difference.

Second, pay attention to how a home feels, not just how it looks online. Photos can hide things like road noise, layout issues, a leaky roof or even how dark a home feels inside.

And finally, do not assume the asking price is the final price. Some homes are priced to leave room to negotiate, while others are priced to attract multiple offers. Understanding that difference can save you a lot of money and stress.

The December Vancouver Island market stats are here, and here’s what stood out to me in Parksville this month!

Single family homes continued to show strength, with average sale prices climbing and homes selling a bit faster, even though overall sales dipped slightly. Townhomes were a standout, seeing solid price growth and shorter days on market, suggesting continued demand in this segment. Condos saw more sales activity, but longer days on market, which tells me buyers are taking their time and being more selective. Lots also picked up some momentum, with more sales and significantly shorter days on market compared to last month.

Overall, we’re seeing steady price resilience across most property types, with activity varying depending on the segment. As we move toward the new year, strategy and pricing matter more than ever.
