Canada Rents Show Early Stability
We’re seeing early signs of stability in Canada’s rental market, with average asking rents hovering around $2,000 in early Q3. While that’s about 4% lower than last year, there’s been a slight uptick of less than 1% month-over-month—the smallest annual decline since early Q1 2026. After 22 months of yearly rent drops, rents have now increased for four straight months coming off a nearly three-year low. This pattern hints at building seasonal momentum and a possible turning point in the market.

Purpose-built rentals have been especially resilient, with annual rents down roughly 3% and three-bedroom units holding steady near $2,000. Condo apartments saw a drop of about 6%, and houses and townhomes dipped by around 8%. Nationally, apartment and condo rents are averaging about $2,000, a modest lift from late Q2. Toronto, in particular, stands out—listings are down about 6% year-over-year, and rents there are edging closer to positive territory.
