🙂 My brokerage may have changed but my service to you has not. In fact, it may be even better than before as my new company allows me a little more freedom to operate my business as I see fit.

Happy new year… albeit a bit late!
Give me a like if you still have your Xmas decorations up 🙈👀🤣

📊 As we start breaking New Year’s resolutions and getting back into routines, here are the local real estate stats for December.

🎄 Predictably slow, we saw sales volume drop significantly but in some areas not as much as inventory which ordinarily would mean the market is tightening but in this case, it’s only temporary as sellers probably took their properties off the market for the holidays. I’m quite sure the supply numbers will increase this month and we will see a bunch of re-listings.

📉 Home prices also dropped quite a bit (except in Mississauga). The average price in Toronto fell below $1M for the first time since March of 2021 and the average price in Brampton fell under 900k for the first time since December 2020! This trend will be interesting to watch as the spring market approaches.

🤔 For the second straight month, demand has outpaced supply. From September to October, the months of inventory (MOI) has dropped about a full month across the board:
Toronto from 5.2 to 4.4
Mississauga from 5.4 to 4.5
Brampton from 5.5 to 4.6
Oakville from 6.8 to 5.0

🏘️ Another way of looking at this stat is in Mississauga, for example, in any given month, one out of 4.5 houses will sell (or only 22%) so yes, there is hope that the market is improving but it is still firmly a buyer’s market. With less than a quarter of homes selling, it is imperative that sellers and agents get the price right and that the home looks clean, clutter-free, and inviting.

In the mid-1970s, a teenage boy moved into this house with his parents and met a teenage girl who was living across the street. That’s where Mike and Paula’s story started. They grew up together, got married, and started their own family. Now, almost 50 years later, a full circle moment as they said goodbye to the place where an inestimable amount of time was spent and countless memories were made.

It was a real pleasure to be part of this remarkable journey and an honour to be trusted with the sale of the home that was such a significant part of their lives.

📈 As is typical, sales activity ticked up month over month but considering August is traditionally the slowest month of the year with respect to real estate sales, this was to be expected. What’s interesting is that demand outpaced supply in 3 of 4 areas (Oakville being the exception) so is this just a blip or the start of a market turnaround? Certainly, more affordability has something to do with it as not only have home prices come down but so too have borrowing rates.

🤔 Do you remember the last time the average home price in Toronto was under $1M? Neither do I. That’s how much home prices have fallen in recent months. And it’s not just condos, the average price of detached homes has fallen 10% year over year in the 416 area and just under 7% in 905.

🏘️ Supply is down across the board but sales volume is down significantly more, at least in Toronto and Mississauga. In Oakville, both supply and demand dropped by equal amounts. Not sure what’s happening in Brampton though. Sales volume barely fell. Maybe buyers are taking advantage of the market there more than anywhere else?

🗓️ Days on market is up significantly everywhere. Does this mean buyers are afraid to pull the trigger and waiting for prices to fall more? Or are they simply taking their time and taking advantage of all the choices they have?

⬆️ The dog days of summer continued in real estate last month as sales activity dropped everywhere except Mississauga. Sauga actually saw a 3.8% rise in demand. Combine that with a 3.3% drop in supply and the market actually reversed course last month compared to the general trend earlier this year.

💲Can’t say the same for home prices, however, as they softened as well across the board. The increase in sales volume could be due to buyers taking advantage of lower prices. Sellers who are hanging on to last year’s home values are the ones whose properties are gathering dust. Home prices are down by an average of 5.5% in the GTA and we can’t blame condos for that because freehold properties have been selling far more than the condo market.

😉 I’ve said it before and I’ll say it again, this is a great time to buy real estate as prices are down, interest rates are down (maybe as low as they will go) and supply is up, giving buyers the upper hand. This trend won’t last forever (the market is cyclical) so take advantage while you can!
