After experiencing a cooler May, we are finally starting to feel the warmth of summer as we enter June. Recent sales data from the Toronto Regional Real Estate Board (TRREB) reveals a notable improvement in affordability compared to May of last year. With a decrease in sales and an increase in listings across the Greater Toronto Area (GTA), homebuyers have enjoyed greater choices and enhanced affordability this year. However, it’s important to remember that different neighborhoods and market segments each have their own distinct dynamics.

In May 2025, TRREB reported 6,244 home sales through the MLS System, reflecting a 13.3% decline from May 2024. However, there was a month-over-month increase in sales compared to April 2025, marking the second consecutive month of growth. The average selling price for homes was $1,120,879, which represents a 4% decrease from May 2024.

According to Jason Mercer, TRREB’s Chief Information Officer, the costs of homeownership are more manageable this year compared to last. With average selling prices and borrowing costs lower, we should see an uptick in sales compared to 2024. The challenge lies in a lack of economic confidence. Once households feel assured about trade stability with the U.S. or have viable alternatives to reduce our dependency on the U.S., we can expect an increase in home sales.

Currently, there are just over seven months of available condominium inventory, providing greater affordability and options for first-time buyers and investors. This expanded selection and enhanced affordability create fantastic opportunities for those looking to buy or invest in the condo resale market throughout the GTA.
