- I’d be buried in boxes
- Jeff would be buried in spreadsheets

We’d talk to our advisor early.

Clean up any dirty debt to increase our chances at getting the best mortgage terms possible.

We’d run the numbers on what our future home will cost to run,
then practice paying a ‘phantom mortgage’.

Confidence comes before the offer — not after.

We built this into the roadmap because affordability isn’t a feeling — it’s something you can test safely.

If I were upsizing in 2026, the first thing I'd tackle isn't paint or staging.

It's the stuff.

Jeff and I purge very differently:
He fills a dumpster.
I need closure, context, and a worthy next home for things.

Neither is wrong.

But doing it together, in the same pile? A disaster.

So we'd divide all our belongings by category.
He owns his zones.
I own mine.

And we protect our marriage by staying out of each other's lanes.

Upsizing isn't just about adding square footage so you can store more stuff.

It's about realising a new vision for your family, and that means deciding what actually gets to come with you.

Lately, a lot of families are living in the in-between.

Caring for aging parents.
Raising kids.
Making big decisions while carrying a lot of emotion.

A friend recently lost their dad. The condo is renovated, vacant, and technically “ready.” On paper, it looks like the obvious next step is to list and move on.

But probate takes time. And selling with uncertainty almost always means giving up leverage — and price.

So we told them to wait.

Not because it wouldn’t sell.
But because rushing during an already heavy season often costs more than just money.
