After eight successive rate hikes, the Bank of Canada held its benchmark policy rate steady to 4.5% in March 2023, only to raise it again to 4.75% in June 2023. As a result, some Canadians may be ready to reassess their home buying plans, which may require some mortgage shopping.

🏡 Canadian housing statistics for May 2023:

➡️ Home sales climbed 5.1% between April and May 2023, building on the double-digit jump in April.

➡️ Nationally, there were 3.1 months of inventory at the end of May 2023— down from 3.3 months at the end of April and down more than a full month from the most recent peak at the end of January.

➡️ The MLS® Home Price Index climbed 2.1% month-over-month but was still down 8.6% year-over-year.

Great news, everyone! According to the TRREB Market Watch report, the month of February 2023 had more sales than the last three months since November 2022. Additionally, the average price in GTA has increased by $60K compared to January 2023, and we're now seeing the average price higher than the last seven months since July 2022.
