April showed a clear shift in the GTA market: home sales were up 7% compared to last year, while new listings were down 9.3%. In simple terms — more buyers are stepping in, while fewer new properties are coming to market.

Even with tighter conditions, buyers are still benefiting from more affordable pricing compared to last year. The average selling price was $1,051,969, down 4.9% year-over-year, while prices edged slightly higher compared to March.

What does this mean?
Buyers still have opportunities, but the market is starting to move. If listings continue to slow and sales keep rising, we may see more competition in certain neighbourhoods as the year goes on.
For sellers, this is a good reminder that strategy matters — the right pricing and presentation can make a big difference.
