Yes, it can hurt if the home was listed recently.

If the property was active only a few months ago, buyers and Realtors may remember it.

They may have already seen the photos.

Reviewed the price.

Dismissed it.

Or assumed there was a reason it did not sell.

That makes it harder to create urgency the second time around.

A relaunch rarely feels completely new when the listing history is still fresh.

And without genuine demand, sellers can lose leverage before negotiations even begin.

This is why getting it right the first time matters.

The home needs to launch with:

The right price

Strong presentation

Professional marketing

A clear strategy

An understanding of buyer psychology

A Realtor who knows how to create demand and negotiate on your behalf

The first days on the market are often the most important.

That is when the listing feels fresh.

Buyers are paying attention.

And serious interest can build quickly when the property is positioned correctly.

If that opportunity is wasted, simply relisting with the same photos, description and pricing strategy will not fix the problem.

The property needs to be meaningfully repositioned.

That may include fresh photography, improved staging, repairs, a new price, stronger messaging or a completely different launch strategy.

However, if the home was listed six months to a year ago, the previous attempt is far less likely to affect the new sale.

The market may have changed.

How will this morning's Bank of Canada Interest Rate Announcement affect real estate this fall?

The Bank of Canada held its overnight rate at 2.25% again this morning, and today's announcement reflects a Canadian economy that is genuinely gaining momentum, even as the global environment remains uncertain.

Consumer spending was solid. Housing activity picked up after several weak quarters. Exports and business investment were both up sharply. The unemployment rate edged down to 6.4% in July. The Bank's own assessment is that recent data reaffirm a broadening recovery in Canada's economy.

For Canadian real estate specifically, the picture is encouraging. The economy is clearly recovering. Housing is showing renewed life after several difficult quarters. Borrowing costs are stable and the Bank has signaled it will adjust as needed to keep the recovery on track.

The fall real estate market is typically one of the busiest stretches of the year, but this fall carries an extra layer of uncertainty worth paying attention to.

With Canada-US trade talks broken down, new tariffs in place and the US midterm elections approaching, buyers and sellers are pausing more than usual, and in my experience that hesitation is understandable but often costly. The good news is that Canada's economic foundation is genuinely strong right now. The conditions for a healthy market are in place. Those who move with a clear plan while others are waiting often find themselves in the best position.

The goal is not to get the most people through the door.

It is to reach the right people and give them enough confidence to act.

That starts with pricing.

If a home is priced too high, serious buyers may assume the seller is unrealistic and move on.

If it is priced strategically, buyers are more likely to engage, book a showing and consider making an offer.

Presentation matters too.

Clean spaces.

Strong photography.

Professional video.

Accurate property details.

Clear information about upgrades, taxes, utilities and inclusions.

Serious buyers want to understand what they are buying.

Missing or vague information creates hesitation.

Access also matters.

But regular cleaning and market-ready cleaning are not the same thing.

When buyers walk through a property, they notice details homeowners often stop seeing.

Pet hair in corners.

Fingerprints on doors.

None may seem serious alone.
