Yesterday I became Ontario's newest $90 million Lotto Max winner.

First purchase: I'm buying every listing in Milton just to take them off the market. Kidding. (Mostly.)

Second purchase: Ranjeet finally gets that vacation where I don't talk about real estate for one full week. She says good luck with that.

Okay, full confession: I did NOT win the lottery. This photo took about 30 seconds to make — and my cheque is dated 2027, which should've been your first clue. 😂

Canada's foreign buyer ban ends in under 90 days 🇨🇦

It's scheduled to expire January 1st, 2027 — unless Ottawa extends it or replaces it. But here's what nobody's telling you: even if the ban ends, Ontario's 25% foreign buyer tax stays. In Toronto? Add another 10%.

So much for the flood everyone's predicting.

Can a foreign buyer buy a house in Ontario in 2026? 🇨🇦

Short answer: almost always no.

The federal ban has been extended to January 1, 2027, so most non-Canadians cannot buy residential property. And even if you're exempt — Ontario still charges a 25% non-resident speculation tax, plus another 10% municipal tax in Toronto. That's up to 35% extra on top of your purchase price.

Who CAN still buy? Valid work permit holders, buyers with a Canadian spouse, and larger multi-unit buildings.
