April 2026 shows a ‘stabilizing’ market, but if you look closer, the ‘average’ doesn’t exist. 🛑

📍 Two houses. 10 minutes apart. One sold for a record high, the other took a 24% price cut. 🤯

That showroom you love? Yeah… it comes with about $300K in upgrades.
The one you get won’t look anything close to that 😅

But in all seriousness… pre con low rise pricing is getting very close to resale right now, especially with the new rebates. Now 🤌 that’s new.

Lots are usually smaller, but in return you get modern layouts, less maintenance, and everything brand new.

The goal is simple: get the home sold.
The longer a property sits, the more buyers start to wonder what’s wrong with it and that’s when lowball offers begin.
If we want top dollar, we need to sell sooner, not later.

That’s why we monitored the market closely and stayed ready to make the right price adjustment when needed. While many sellers paused over the holidays, we made the intentional decision to stay active and that’s what helped get the result.

Not hitting the price we all hoped for is disappointing and I feel that deeply for my clients. I want the best result just as much as they do. But the stacked townhouse market has been tough: high inventory, cautious buyers, and ongoing price pressure.

Showings were limited, but the right strategy made the difference.
