Toronto Housing Market: New Opportunities Amid Recent Shifts
It’s striking to see how Toronto, once considered the world’s strongest housing market, has shifted—now ranking among the weakest globally. Both Toronto and Vancouver experienced an inflation-adjusted drop of about 10% in home prices, the largest decline out of 23 major cities. While prices have dipped below their previous highs, the costs of owning a home remain steep. Nationally, prices recently hit their lowest point since 2023, largely due to ongoing low housing supply. For anyone feeling uncertain about what these changes mean for their next move in the GTA, staying informed is key—my goal is always to make sure you have the clarity and confidence you need as the market evolves.

GTA Homebuyer Competition Weakens Further
Buyer competition in the GTA continued to cool off through mid-Q3. Only 2% of qualifying neighbourhoods saw homes selling above asking—down from 3% earlier in the quarter. That means bidding wars have become increasingly rare, with 97% of neighbourhoods actually underbid and just 1% selling right at asking. Even the gap between condos and single-family homes is narrowing: 95% of single-family neighbourhoods were underbid, compared to 98% for condos. An economist recently described this period as one of the quietest for GTA real estate, and this calm has given buyers a bit more breathing room. Of the 4,200 homes sold in mid-Q3, 79% closed under asking (a slight increase from 78% earlier in Q3), signaling that even single-family homes are following this trend. My goal is always to keep you informed and comfortable as the market shifts, so you can move forward with confidence.

Toronto Buyers Are Combining Condo Units
Lately, I’ve noticed a shift in Toronto’s condo market: more buyers are choosing to combine smaller units into larger, more personalized homes. Two recent boutique projects—one near Yorkville and the Annex, the other in north Toronto—have leaned into this trend by designing with end users in mind, not just fast-moving investors. The Yorkville-area project is about 40% sold, with buyers customizing their spaces and averaging around $3M per home. Up north, a development responded to demand by reducing its planned unit count to about 500, offering more spacious two- and three-bedroom layouts. Both are attracting downsizers who want luxury or simply a better quality of life, even if that means a slower sales pace than what we’ve seen in Toronto’s recent boom years. One of these projects is even moving ahead with its own capital, while the other is planning for construction in 2027 after securing the necessary financing. As someone who’s focused on helping clients find the right fit for their needs, I’m seeing how thoughtful development can lead to more comfortable options for buyers ready to make their next move.

Greater Toronto Buyers Find Value as Home Prices Adjust
If you’ve been keeping an eye on the GTA market, you might have noticed a shift: in August 2026, nearly 80% of home sales closed below the asking price, with a typical discount of 3%. The average sale price came in at $855,000—down 1.16% from July and 4.79% from this time last year. These numbers highlight just how much negotiation power buyers have right now, though how much room there is to negotiate depends on the type of home and location. My priority is always to make sure you feel informed and confident, whether you’re thinking about jumping in or just watching from the sidelines. If you’re wondering what this means for your own plans, I’m here to help you understand the landscape.

Toronto Condo Closings Reveal Deeper Debt
We're seeing a new challenge unfold in Toronto’s condo market: many preconstruction buyers are facing appraisal gaps, with lender values coming in lower than the original purchase prices. This often leaves buyers scrambling to bridge the difference with additional cash. Even when mortgage payments are made on time, it’s important to look at the entire household’s finances—credit cards, lines of credit, and rental income shortfalls can easily be overlooked. The key question I always ask is: what’s actually being funded by unsecured debt? Paying down credit cards helps, but if there are ongoing deficits or rental losses, those balances can quickly grow back. I recently saw a case with a $350K interest-only second mortgage at nearly 10%, with upfront charges totaling around $44,500 and first-year costs taking up about 26% of the client’s net cash. For anyone navigating a condo closing in Toronto, it’s essential to have a plan that truly works for your whole household—not just to close on a unit, but to set yourself up for long-term stability. My goal is always to help you feel informed and confident every step of the way.

Home affordability finds its footing, but rising rates could change that
Lately, I've seen a positive shift in home affordability across the GTA, with falling prices in major cities like Toronto, Vancouver, and Montréal offering some welcome relief for buyers. Even though Canada's average five-year fixed mortgage rate climbed to 4.55% in August, the actual impact on monthly payments has stayed minimal for now. As always, I’m here to help you make sense of these changes—my goal is to ensure you feel informed and confident, no matter where you are in your real estate journey.

Industry Updates: Single-Family Sales Rise, Resale Supply Tightens, Cultural Programming Expands
The Greater Toronto Area is seeing a lift in single-family home sales, thanks in part to the expanded HST rebate. While condos are moving more slowly, resale inventory for houses is tightening—something to watch if you’re curious about price trends in your neighborhood. Housing starts have dipped a bit, and there’s some interesting innovation underway with Toronto piloting AI for building permits. As always, I’m keeping a close eye on these shifts so my clients can make informed decisions, whether buying or selling. My aim is to ensure you feel comfortable and well-prepared as the market evolves.
