Tight budget. Real options. Let’s explore what could work for you. 🏡

Buying a home in Ontario starts with understanding your options and what you can comfortably afford.

1️⃣ You may not need 20% down.
Minimums for eligible purchases below $1.5M: 5% on the first $500,000 + 10% on the portion above $500,000. At $1.5M or more: 20%.

Example: a $600,000 home = $35,000 minimum down payment, before closing costs.

2️⃣ Family support can help.
A documented, non-repayable family gift may help fund your down payment. A qualified co-signer may help you qualify and takes on repayment responsibility. The down payment is still required.

3️⃣ New to Canada? Check your eligibility early.
Eligible newcomers and work-permit holders may be able to buy. Federal buying eligibility, lender requirements and exemptions from Ontario/Toronto foreign-buyer taxes must be checked separately.

💡 Your budget should also account for mortgage default insurance where required, land transfer taxes, legal fees, property taxes, maintenance and other ownership costs.

Whether you’re ready to start looking or still figuring out where to begin, I can help you explore suitable homes and connect you with mortgage and legal professionals.

🏡 September GTA Market Update

If you’re thinking about buying or selling, the GTA averages only tell part of the story. What’s happening in your neighbourhood, and with your type of home, matters more to your next move.

September saw 5,040 sales across the GTA, down 9% from a year ago. The average selling price was $1,006,409, a decline of 5.1%. New listings were also down, while seasonally adjusted average and benchmark prices slipped from August.

But different parts of the market are moving at different speeds.

In the City of Toronto, semi-detached homes sold for an average of 104% of asking, with 21 listing days on market. Condo apartments averaged 97% of asking and 40 listing days.

Those figures show why the same approach won’t work for every property. And the asking price alone doesn’t tell you what a home is worth.

📊 Browse the attached charts for a closer look at Toronto, Durham, Halton, Peel, Simcoe and York, along with the overall TRREB market summary and year-over-year comparisons. Find your area to see how it compares with the broader market.

🔑 Buying? Look closely at recent comparable sales, the other homes available and how long a property has been listed. There may be room to negotiate, but a discount only matters if the final price makes sense for the home and your budget.

🏡 Selling? Buyers will compare your home with their other options. Pricing based on recent sales, along with your home’s condition and current competition, can help you position it realistically from the start.

Whether you’re buying or selling, I’d start with the homes you’re actually competing with and build a plan from there.

📩 Have a neighbourhood or property type in mind? Message me and we can look at what the numbers mean for your plans.

🏦 BANK OF CANADA HOLDS AT 2.25% — AGAIN

The Bank of Canada has kept its policy rate unchanged at 2.25% for the seventh consecutive announcement.

Canada's economy is showing signs of recovery, including a rebound in housing activity, but uncertainty remains. Inflation is hovering around 3%, while higher energy prices and ongoing trade uncertainty continue to influence the outlook.

What does this mean for real estate? 🏡

For now, rates remain stablE, but your decision to buy or sell should be based on your goals, finances and local market conditions, not on trying to predict the next rate move.

Thinking about making a move? Let's talk about what today's market means for you.

📣 Bank of Canada Rate Update, What It Means for Real Estate

Today, the Bank of Canada held its key interest rate steady.

What this means:
✅ No immediate change for most variable-rate mortgage holders and HELOC borrowers
✅ Buyers and sellers get a bit more stability and predictability
✅ The market is still moving, but without the shock of a surprise rate hike

What to expect in this market:
We’re likely to continue seeing a market that is price-sensitive, selective, and opportunity-driven. Serious buyers are still active, especially when the right home is priced well, while sellers need strong pricing and presentation to stand out.

For buyers, this steady rate environment can help with planning and confidence.
For sellers, it means qualified buyers are still out there, but they’re being careful and value-focused.

The big takeaway: this announcement supports stability, not a sudden market shift. Don’t expect overnight changes, but do expect motivated buyers and sellers to keep making moves.

If you’d like to know what this means for your home value, buying power, or timing, send me a message.

SELLING YOUR HOME DOES NOT HAVE TO FEEL OVERWHELMING.

One of the biggest mistakes sellers make is going into the market without a plan.

From pricing and preparation to showings, offers, conditions, and closing, every step matters, and knowing the timeline in advance can help you avoid stress, delays, and costly mistakes.

My latest seller guide breaks down what to expect, step by step.

If you are even thinking about selling, now is the time to understand the process before the market moves around you.
