Pricing high to leave negotiating room is the number one mistake I see sellers make.

The first two weeks on the market are everything. That's when your serious, ready buyers are watching. They've seen every comparable home and they know value instantly.

Price it right and you create competition in that window. Sometimes multiple offers.

Price it high and those same buyers skip you. By the time you cut the price, the energy is gone and your home is the one that's been sitting.

You don't get a second first impression. Overpricing burns the only one you get.

I talked a seller OUT of listing last week. Here's why.

They wanted to list at a number that was about 8% over what the comparables supported. Their logic: leave room to negotiate down.

I told them the truth. In this market, an overpriced listing doesn't get negotiated down. It gets ignored. It sits, goes stale, and then you're chasing the market with price cuts that scream desperation.

We agreed to wait, fix two small things, and list at the right number in a few weeks.

I could have taken the listing, banked the marketing, and let it sit. That's not how I built Big City.

The honest answer costs me a listing today. It keeps the client for life.

The summer market is slower. That's not bad news for everyone.

Every year people panic when listings sit a little longer through July and August. Here's what's actually happening across our deals:

Fewer buyers are out. Vacations, cottages, kids home from school. Foot traffic drops.

But the buyers who ARE out are serious. Nobody's touring homes in the heat for fun. They're ready to move.

What that means:

Sellers - price it right on day one. A summer market doesn't forgive an aspirational price. The right number still sells fast.

Buyers - less competition can mean more room to negotiate. This is often the best window of the year if you're ready.

Slow isn't dead. Slow is just quieter and more serious.

The 3 conditions that actually protect a buyer. And the one sellers hate.

An offer isn't just a price. The conditions you put in it decide how much risk you're carrying. After 18 years, here are the three that matter:

1. Financing. Your pre-approval is not a guarantee. The lender still has to approve the actual property. This condition is your safety net if the money falls through.

2. Home inspection. A few hundred dollars now can save you from a five-figure surprise later. Skip it on a freehold and you're gambling.

3. Status certificate (condos). This is the document that tells you if the building is broke, sued, or about to hit you with a special assessment. Read it before you're locked in.

The one sellers hate: in a tight situation, every condition makes your offer weaker against a clean one. That's the real trade-off, and a good agent walks you through which risks are worth taking.
