In my experience managing over $200 million in Toronto real estate, I find these periods of balance often reward those who approach each transaction with a tailored strategy and clear information. Toronto Housing Market Moves Toward Balance
We're seeing Toronto’s housing market gradually shift toward greater balance. In early Q3, sales dipped by about 1% year-over-year to roughly 6,000 transactions, while new listings dropped approximately 18% to 14,500. This narrowing gap between supply and demand is changing the pace and feel of the market. On a seasonally adjusted basis, sales have picked up since late Q2, but listings continue to decline, and the average selling price is holding steady near $1 million—about 5% lower than last year.

A balanced market means neither buyers nor sellers have the upper hand, so properties are selling closer to asking price and negotiations feel more straightforward for everyone. Notably, the freehold segment is showing more balance, while condos remain a more buyer-driven environment. Many buyers have now adjusted to current borrowing costs, while sellers are approaching pricing with more realism.

After years of dramatic shifts, these steadier conditions could encourage buyers who have been waiting on the sidelines to re-engage, as the focus shifts from timing the market to making confident, informed decisions. Navigating this new dynamic requires a thoughtful approach—one I’ve always prioritized when advising clients across Toronto and internationally.
