📍 You’re already paying rent. Why not get paid back for it?

Most people drop $24k+ a year on rent and collect zero points. But there’s a way to flip that.

Chexy lets you pay rent with your credit card—which means:
✈ Points for your next trip
💳 Cash back every month
📈 Stronger credit score, faster

Same rent payment. Same amount due. But now it’s working FOR you.

Stack it with the right card (AMEX, high cash-back) and you’re turning your biggest expense into your smartest move.

đŸ“© DM me “CHEXY” and I’ll walk you through how it works.

Renting gives you the flexibility to do what you want and try new things! Do what is right for you.

Don’t let the fake urgency rush you into a decision. Be calculated!

Your agent’s personality matters more than their sales record.

I’m working two deals right now. One is a $2.5M commercial building. The other is a $750K house.
Guess which agent is impossible to work with?
The $750K one.

Chest puffed up, argumentative over everything, can’t have a normal conversation. Meanwhile, the commercial agent and I spent 20 minutes just talking life before we even got to the numbers. Then we worked through the counter-offers like professionals and moved the deal forward.

Here’s what this taught me: that agent represents YOU. Their attitude becomes your deal. Their inability to work with people becomes your problem.

Sales is about psychology, persuasion, and actually being able to work with other humans. You can teach someone the contracts and the process. You can’t teach someone how to not be insufferable.

So when you’re trusting someone to handle your largest asset, make sure they can actually do the job. Not just close deals. Work with people.

Drop a comment if you’ve ever dealt with an impossible agent. Or reach out if you need someone who actually gets deals done.

The Best Advice I Ever Got in Real Estate

Was Shut up!

Early in my career, a mentor was listening to one of my calls and told me after to shut up

Not in a mean way—but he said, “You talk too much. You need to Ask questions. And Listen more.”
And honestly? It stung. But he was right.

Because here’s what I learned—in negotiations, the person talking the most usually loses. But the person asking the right questions? They get everything they need. And the thing is - people love to talk

Same thing with clients. They’ll tell you they want a four-bedroom with a big backyard. But if you actually LISTEN? You’ll hear that what they really need is space for their aging parent, or a yard where their kids can finally get that dog they’ve been begging for.

And here’s the thing—most people don’t even know how to tell you what they want. They haven’t figured it out yet. But if you ask the right questions and actually listen to what they’re saying—and what they’re NOT saying—you’ll find the answers together.

Why House Hunting Makes You Notice EVERYTHING

Here’s what’s funny about house hunting—people suddenly become hyper-aware of things they’ve never thought about in their entire life.

You’ll walk into a house and find yourself opening every single cabinet. EVERY. SINGLE. ONE. You don’t even know what you’re looking for! You’re just opening drawers like “yep, that’s a good drawer alright.”

Or you’ll flush the toilet. Why? You’ve used a thousand toilets—they all work! But NOW? Now you need to make sure THIS toilet has the right vibe.

And my personal favourite—you’ll stand in the backyard, look around, and go “wow, great space for entertaining” even though you just told me you’ve never hosted before.

And honestly? I LOVE this part.

The cabinet checking, the toilet testing, the dreaming about parties you’ll host —it means you’re actually picturing your LIFE there.

That’s when I know we’re getting close to finding the right home.

Because buying a house isn’t really about the house. It’s about the life you’re going to build in it.

We walked into a $1,895,000 home last week and my client turned around before we even left the foyer. 😳
Coat still on. Hadn’t seen a single room.
Just looked at me and said — “I’m leaving.”
And I didn’t blame him for a second.
The walls had grime on them. The floors were filthy. And the smell? It hit us the second that front door opened.
Nearly $2 million dollars — and the sellers lost a qualified buyer in under seven seconds.
Seven seconds. That’s all you get.
And the worst part? Sellers never find out why. Buyers don’t say “it smelled bad.” They just say “it didn’t feel right” — and move on to the next listing.
So before you worry about staging or pricing or photos — fix the basics 👇
đŸš« The smell — not a candle, fix the actual source
💡 The light — open every blind, swap every dim bulb
đŸ§č The grime — clean like someone is paying $1.9M to walk in. Because they are.
First impressions in real estate are not a second chance game.

They’ve lost bidding wars. They’ve done the research. And they know exactly what they want.

Here’s what they’re actually looking for right now 👇
đŸšȘ A real home office Not a nook. Not a corner of the bedroom. A room with a door. Hybrid work is not going anywhere — and buyers are pricing that in.

💰 Numbers that make sense Maintenance fees. Utility costs. Upcoming assessments. These conversations are happening at the showing — not after the offer. If you can’t answer them, buyers move on.

📍 A neighbourhood — not just an address
The downtown commute used to be everything. Now buyers want a coffee shop they’ll actually use and a park within walking distance. They’re buying a lifestyle, not just a home.

The buyers showing up to Toronto listings right now are sharp, prepared, and have options.
Is your home ready for them? 👇

Kitchens and bathrooms sell homes. 💰 These two spaces give you the highest ROI when renovating—and here’s why: buyers mentally calculate what it’ll cost THEM to update. An outdated kitchen? They’re already subtracting $30K+ from their offer. A renovated one? They see move-in ready and pay premium for it. Invest where it counts.

04/27/2026

Your clutter is costing you offers. 🏠 Buyers can’t see past your stuff to envision their life in the space. Every packed closet, crowded counter, and overflowing shelf tells them “not enough room.” Declutter before you list—it’s the difference between browsers and buyers.
