What is a Status Certificate — and why does it matter when buying a condo in Ontario?

A status certificate is one of the most important legal documents you’ll review before buying a condo. It tells you:

✔️ The financial health of the condo corporation
✔️ How much money is in the reserve fund (for future repairs)
✔️ If the seller owes unpaid condo fees
✔️ If there are lawsuits or special assessments coming
✔️ The condo’s rules and restrictions (pets, rentals, renovations)

It’s essentially the report card of the building. Without it, you’re buying blind.

Always have your lawyer review the status certificate before you go firm on a condo purchase.
