New build or century home in Wortley Village? π‘
This is the debate I have with first-time buyers almost every week, and the right answer comes down to what you're willing to trade.
New builds give you Tarion warranty coverage, modern layouts, and predictable maintenance for the first few years. You're paying close to list price, but you're not replacing a furnace at year three or finding knob-and-tube behind a wall.
Resale homes give you mature trees, established neighbourhoods, and real negotiation room. You also inherit whatever the last owner deferred, so a proper inspection is crucial.
Two questions worth asking yourself before you decide:
1. How much of my budget can absorb surprise repairs in year one or two?
2. Do I value walkability and character, or square footage and a fresh slate?
Neither choice is wrong. They're just different strategies for different buyers.
