Sales slowed from June, which is typical as the summer progresses, while average and benchmark prices remained relatively steady month to month. Compared with last July, buyers are seeing more available inventory and lower pricing across the overall market.

The sales-to-new-listings ratio increased to 44.5%, up from 41.6% in June and close to the range generally associated with a balanced market.
