1st defect: Classic stair-step cracking following the mortar joints right below the window sill. Usually a sign of localized minor settlement. 2nd defect: Wood window frame and gravel filled right up to grade level. Soil and gravel sitting flush with the rotting wood frame accelerates wood rot, and creates an easy entry point for moisture and pests. 3rd defect: The bottom of the vent pipe flashing has been poorly tucked under the shingles. The flashing is supposed to sit on top of the of the shingles to properly direct water. Tucking the shingles underneath creates a pocket for moisture and possible leak. On today’s inspection I noticed a mortar joint that had recession at the corner. In the second photo, my moisture meter is in the red zone on the interior drywall. Most homeowners think a vapour barrier is a “set it and forget it” feature. But as you can see on my recent inspection, just having plastic on the ground isn’t enough.
When the vapour barrier isn’t properly installed and sealed, it doesn’t stop moisture it traps it. This can cause mould and structural rot.

On a recent inspection, we found some serious red flags:
• Major Foundation Cracks: Large vertical and small horizontal fractures indicating structural movement.
• Active Seepage: Damp patches and staining from water intrusion.
