1st defect: Classic stair-step cracking following the mortar joints right below the window sill. Usually a sign of localized minor settlement. 2nd defect: Wood window frame and gravel filled right up to grade level. Soil and gravel sitting flush with the rotting wood frame accelerates wood rot, and creates an easy entry point for moisture and pests. 3rd defect: The bottom of the vent pipe flashing has been poorly tucked under the shingles. The flashing is supposed to sit on top of the of the shingles to properly direct water. Tucking the shingles underneath creates a pocket for moisture and possible leak.
