- Staged Properties typically sell for More Money
U.S. Housing and Urban Development reports that staged homes sell an average of 17% more than homes not staged.

- Staged Homes sell faster. MSNBC reported un-staged homes listed for sale spent an average 4.5 months on the market, while at the same time homes staged before listing spent fewer than 1.5 months on the market.

- While there is an

investment made in home staging, there’s a great opportunity for return on the money invested. A recent HomeGain Survey of over 2000 Realtors discovered that sellers who used staging services, recovered up to 500% of the cost upon sale of their homes.

- Most Homeowners can’t see their house objectively. A staging professional can effectively position a home, or give a detailed, step by step 'Staging Plan’, for the the work to be done.

*HGTV recommends staging. In a recent HGTV program called “The 25 biggest Real Estate mistakes”, not staging a home was ranked #1.

- Fewer than 10% of home buyers can see a home’s potential. Especially in a vacant home, where staging is critical. Did you know most buyers estimate an empty home is10% smaller than it actually is? Staging can bring out a home’s potential.

- The longer a home stays on the market the lower the selling price will be. Staging means a faster sale, at a higher price, by adding perceived value.

- Selling a House ‘as is' helps sell its competition. Pretty sells. A properly staged home will meet or exceed buyers’ expectations when they walk through the door.

A home doesn’t need to be completely transformed to make an impact.

Sometimes it’s the layering of textures, the warmth of good styling, and the right balance in a space that changes how a home feels the moment you walk in. Our goal with staging is always to enhance what’s already there and create a space people connect with instantly ✨

Okay full wedding mode activated. Tomorrow deep house clean is on the agenda, and Thursday more yard cleanup ahead of the first wave of family and the flowers and tent arriving. Some self care is on the list too. I’m excited to see this event come together for this amazing couple. Please keep your fingers crossed that we don’t get a ton of rain because this event is outdoors.

A little staging can make a big difference. ✨

From empty and uninspiring to warm, inviting, and ready to impress. Strategic staging helps buyers visualize the lifestyle a home offers and often leads to stronger interest when it hits the market.🤍

Every comprehensive consultation client receives a folder full of great information on how to ready their property for sale. That being said, I do NOT do a report afterward and I will tell you why. There is hard science behind the fact that people are far more likely to do what THEY write down.

We do a 2 hour walk through to discuss furniture and art placement, safety precautions, priority list, cost effective updates and more. My clients write their list, and at the end we sit to go through their folder. It has lots of valuable information on how to get everything done before list photos are taken, as well as information on how to make their new home look gorgeous too!

Most importantly, every client has my direct contact information. They can contact me to share their progress or to ask questions.

These 6 affordable Kitchen Updates Make Your Home Feel Much More Expensive

One of the biggest misconceptions homeowners have is that a kitchen needs a renovation to feel updated. The truth? Many kitchens can be dramatically improved for less than $250 by focusing on the details buyers actually notice.
1. Make It Sparkle
Before you spend a dollar, clean.
Degrease cabinet fronts, polish the sink and faucet, clean appliance fingerprints, wash windows, and make every surface shine.
A sparkling kitchen will always outperform a dirty kitchen with expensive finishes.
2. Replace Cabinet Hardware
One of the most affordable upgrades you can make.
These matte black pulls and k***s can instantly modernize dated cabinetry:

Cabinet K***s:

Staging Tip: Don't worry about replacing the hinges. Most buyers never notice them.
3. Update the Lighting
A dated dining fixture can age an entire kitchen.
This pendant is a great example of a fixture that feels current, timeless, and works with almost any style of home:

Tip: Center the fixture over the dining table whenever possible.
4. Replace a Dated Faucet or Microwave
An older faucet with white plastic trim or a dated finish can make a kitchen feel tired.
Today's pull-down faucets are surprisingly affordable and can make a dramatic difference without a renovation.

Microwave ovens are one small appliance that have come a long way. A new one can cost under $200, and can sure make a difference in how a buyer sees a house.
5. Style the Countertops with Purpose
Countertops should feel curated, not cluttered.
A simple formula that works beautifully:
Pretty ceramic canisters
Warm wood accessories
Matte black accents
A bowl of fresh lemons or green apples

6. Add a Decorative Tray
One of my favourite staging tricks.
A fellow stager who runs a very large staging company once told me:
"If I'm running out of accessories or ideas, I put three random things on a tray. Somehow they instantly belong together."
He wasn't wrong.
A tray instantly turns a collection of items into a styled vignette.

✨ The Look:
• Matte Black Hardware
• Black & Wood Lighting
• Ceramic Canisters
• Warm Wood Accessories
• Fresh Fruit
• Sparkling Clean Surfaces
You don't need a $25,000 renovation to create a more expensive-looking kitchen.
Sometimes a Saturday afternoon, a screwdriver, a new light fixture, and a good cleaning can completely change how buyers perceive the space.

Another client, another black door. This one is one of my favorite “true black” colors chosen to work with the wood trim. The two side panels will get painted as well. Once the second coat goes on, it’s going to make an elegant change. The light fixture is also getting a face lift, and this will welcome potential buyers with grace.❤️

Creating a cohesive space is an art ✨

It takes vision, balance, and a special eye for detail. Knowing how to layer textures, tones, furniture, and décor in a way that feels effortless yet intentional is a talent that transforms a house into a space people instantly connect with. 🤍
