Interesting find yesterday on an inspection. While doing the exterior I saw a fresh air intake with lint on the inside of the mesh, first of all NEVER EVER screen a dryer vent as it becomes some what of a fire hazard, potentially but this was not a dryer vent. Then when inside the unauthorized suite the homeowner or contractor decided to use the combustion air supplied to the furnace and HWT as an exhaust vent for the clothes dryer. I couldn't believe my eyes! First of all the gas burning appliances need combustion air to function properly and secondly as the many interior fans draw air, this air needs to be made up and the potential for back drafting the flues is increased. There was no CO detector in the home or suite in particular increasing the potential danger to occupants. Aside from this issue the dryer vent was placed over top of an electrical panel you can see at bottom right of the photo blocking access. Never mind the S-trap that was on the washer drain and an 8 inch water trap on the suite bathroom sink drain.
I am glad that my 15 years experience was able to figure these things out for the buyer. If you are buying or know someone please do not hesitate to give me a call. Gary

D.A.N.G.E.R.! As a professional inspector something I see a lot on forced air furnaces is this flexible gas line called CSST which is short for Corrugated Stainless Steel Tubing, this is from my inspection yesterday. Its a great product over rigid piping installations because it allows the gas fitter to get from point A to point B easily. If you see it in this exact location entering the furnace body then consider a repair and I will tell you why. The CSST line is very soft and flexible and if it rubs on the sharp metal edges of a vibrating furnace body it may rupture allowing natural gas to leak out at 4psi. Next time the furnace starts up KAPOW! The rule is there must be rigid tubing of Copper or Black Iron at this exact entry point to prevent the potential gas leak. Have a look at your furnace TODAY!⚠️

Found this little beauty in a townhouse yesterday. I think I earned my fee on this one. Property was vacant for some time, I thought it was going to be a breeze inspection however there were a ton of deficiencies throughout the home but this was by far the worst and also the worst HWT I have ever seen. I sent the photo to Al the Plumber from Langley, he has never seen anything like it either. The higher interest rates have cooled the market so inspections are available to buyers again. Can you imagine buying this home with out a qualified inspector giving it a once over....OMG. Call me if you need me, I'm here for you! Gary🕵️‍♀️
