Home sales decline below long-term averages and inventory remains low

The Real Estate Board of Greater Vancouver (REBGV) reports that residential home sales in the region totalled 1,022 in January 2023, a 55.3 percent decrease from the 2,285 sales recorded in January 2022, and a 21.1 percent decrease from the 1,295 homes sold in December 2022.

Last month’s sales were 42.9 percent below the 10-year January sales average.

There were 3,297 detached, attached and apartment properties newly listed for sale on the Multiple Listing Service® (MLS®) in Metro Vancouver in January 2023.

This represents a 20.9 percent decrease compared to the 4,170 homes listed in January 2022 and a 173.4 percent increase compared to December 2022 when 1,206 homes were listed.

The total number of homes currently listed for sale on the MLS® system in Metro Vancouver is 7,478, a 32.1 percent increase compared to January 2022 (5,663) and a 1.3 percent increase compared to December 2022 (7,384).

For all property types, the sales-to-active listings ratio for January 2023 is 13.7 percent.
By property type, the ratio is 10.2 percent for detached homes, 13.4 percent for townhomes, and 16.7 percent for apartments.

- Sales activity remains historically weak. In the month of November sales in Greater Vancouver fell 54% from November 2021, it was the third slowest November in two decades.

- The Bank of Canada has now raised rates a whopping 400bps year to date. This is the sharpest pace of tightening since 1936. The prospective borrower has lost about 30% of their purchasing power. 

- As a result, variable rate mortgage holders are feeling the pain. If you took out a million dollar mortgage your payments are up about $2100/ month.  

- Sellers are digging in their heels with new listings remaining low. Inventory levels are also low. Dating back ten years, November 2022 was the second lowest for total inventory on market. 

* The BC government has officially removed strata rental restrictions. This should help free up some rental housing, while also providing a free lift in home values for those who had previously bought into rental restricted buildings. According to Rentals.ca. apartment rents in BC are up 16% from last year
* home Buyer Recision period and foreign buyer ban now in effect
