What’s really happening in the Waterloo Region real estate market right now? In April 2026, 595 homes sold across the region, down 14.1% from last year and 26.7% below the 10-year April average, while supply held near 2.9 months, giving buyers more options and more leverage.

The story is not the same in every area. Kitchener showed stronger relative performance, Waterloo posted longer average days on market, and Cambridge remained softer, while condos and apartments saw the steepest estimated year-over-year price decline at 17.1%.
